BFT-6012MS Multi-Purpose Universal Roof MS Sealant is a one-component, moisture-curing modified silane polyether (MS polymer/SMP) roofing sealant designed for exposed roof joints, flashing details, penetrations, and general exterior weatherproofing repairs. Its solvent-free, isocyanate-free formulation provides low VOC, low odor, permanent elasticity, and broad adhesion to common roofing and flashing substrates.

It is suitable for metal roof lap joints, roof penetrations, edge metal, counterflashings, gutters, parapet coping, wall-to-roof transitions, concrete and masonry details, FRP, PVC, selected single-ply membranes, SPF accessories, and prepared asphaltic details subject to appropriate primer and compatibility evaluation. The sealant provides excellent UV, rain, and weather resistance, stable flexibility from -40°C to +90°C, ±25% movement capability, and long-term elastic sealing performance.

BFT-6012MS is easy to apply with manual, pneumatic, or battery-operated caulking guns. It tools cleanly, exhibits very low sag on vertical and sloped joints, and can be topcoated with many water-based and acrylic coatings after surface cure. Under normal transport conditions, it is generally shipped as non-dangerous goods.
